PURCHASE PROPERTY APPLICATION

THIS APPLICATION IS A BONA FIDE OFFER TO PURCHASE PROPERTY FROM NCLB.

The Newburgh Community Land Bank, Inc. (NLCB) works to improve the quality of life in the City of Newburgh by stabilizing and revitalizing abandoned properties. This Property Purchase Application is required of all potential purchasers who submit an offer for an NCLB property in order to demonstrate their capacity and commitment to return the property to productive use.

It is important that your application is complete and that you understand the requirements associated with purchasing a property from the NCLB including, but not limited to:

  • Applicants that owe back taxes or have outstanding code violations or unresolved foreclosures will not be considered.

  • NCLB properties are sold in “as is” condition and no warranties are made regarding property condition

  • All due diligence (inspections, investigations, etc.) must be completed prior to applying for a property. No price adjustments will be made after submittal of a bid for any reason.

  • Purchasers are responsible for paying any NYS real estate transfer taxes and recording fees due at closing.

Most of NCLB’s properties have been acquired following a municipal tax foreclosure proceeding. NCLB therefore makes no representations or warranties as to title to the property which is the subject of the Purchase and Sale Agreement, and NCLB does not promise that it has good and marketable title. Purchasers are responsible for obtaining any abstract of title, tax search, land survey, title insurance or other title item at their sole cost and expense.

Please submit your application either via the form below, by hard-copy in person during normal business hours at NCLB’s office at 15 Chambers Street in Newburgh, NY, or via info@newburghcommunitylandbank.org.

Applications will be reviewed by NCLB staff, who may contact you for additional information if necessary at the phone number or email you provide. All final disposition decisions regarding a property will be made by NCLB’s board of directors, and applicants will have no rights to purchase the property until both parties enter into NCLB’s standard form purchase and sale agreement.
